Every executed contract within Eight27 Realty Group is reviewed by the Managing Broker to ensure compliance with Fair Housing laws and IDFPR regulations. Before closing, a structured checklist ensures every deal meets ethical, financial, and procedural standards.

Understanding Commissions Transparency is at the heart of our business model.

In Illinois, real estate commissions are always negotiable and are typically agreed upon before signing any listing or buyer representation agreement. Here’s how it works:

• For Sellers: Commission is generally paid from the proceeds of your home sale at closing. The total commission is split between the listing brokerage (Eight27 Realty Group) and the buyer’s brokerage. The percentage or flat fee is clearly disclosed in your listing agreement — no surprises, ever.
• For Buyers: In most transactions, the seller’s brokerage compensates the buyer’s brokerage. However, we’ll always review your buyer representation agreement together to confirm how compensation is handled for your specific purchase.
• For Dual Transactions: If Eight27 Realty Group represents both sides of a transaction (buyer and seller), written consent and clear disclosure will always be provided as required by Illinois law.
